Design-Build Services

As more and more businesses are forced to focus greater resources on maintaining financial accountability, sustaining their competitive edge and working with tighter budgets, the design and construction industry is working to meet these demands. As a result, the trend for the design-build method of project delivery is growing.

Panzica Construction Company, already known for its expertise in construction management, has also gained recognition in the fi eld of design-build. Design-build offers the owner a single-source of contractual responsibility and the ability to fast-track the schedule. Who would not want to experience a project with fi nger pointing eliminated; a project that still maintains high quality with cost responsibilities controlled and delivered in the shortest possible timeframe?

1. Single Source Team – We hold all the contracts	1. Award and hold all subcontractor contracts.
2. Make sure the project timeline mandated by the owner is maintained.	2. Provide proactive representation on site for all construction meetings.
3. Monitor and maintain adherence to initially agreed upon budget. Suggest changes in order to adhere to budget if necessary.	3. Monitor and supervise all aspects of the work with qualified project superintendents.
4. Analyze and evaluate strategies, organizations and methods in order to make the most informed decisions.	4. Receive, review and approve monthly subcontractor progress draws and prepare a master pay application incorporating approved requests.
5. Ensure the completeness of the construction documents and take full responsibility in their adherence to owner’s budget and delivery of the project.	5. Prepare monthly Executive Summary of project activities along with updated project budget.
6. Solicit interest and pre-qualify appropriate subcontractors and vendors in all categories of work.	6. Monitor and mandate continued adherence to the construction project time line via monthly schedule updates.
7. Prepare thorough up-front sections of the specification book. These up-front instructions allow for the elimination of under-lap and over-lap in scopes of work.	7. Make sure all parties are able to participate in all communications via the implementation of our Web-based project management system.
8. Conduct pre-bid meetings, set bid dates and issue addenda as necessary.	8. Prepare, issue and complete punch list work.
9. Guarantee that we obtain at least three to five competitive bids in all categories of work.	9. Provide requisite start-up (commissioning) work for all systems.
10. In conjunction with all parties, share all proposals in an open-book format that allows for mutual trust among all parties.	10. Prepare and deliver required warranties and closeout operation and maintenance manuals.
