Managing the LEED Documentation Process - The Panzica Green Journey

BACKGROUND

Green Strength/LEED Strength - Our organization has invested extraordinary resources in the understanding of sustainability and how it can be responsibly and economically implemented across a variety of projects.  Seventeen of our staff are currently LEED Accredited Professionals with several others awaiting testing of the LEED Accreditation exam.  Our goal is to have all our project managers and engineers accredited within the year.  In addition, our organization conducts green building updates during weekly staff meetings.

If the project team desires to pursue a LEED certification, Panzica Construction Company will assign a LEED™ AP to the project to help guide the critical accumulation of documentation during the pre-construction, construction and post-construction phases.  As we have learned from earlier attempts outlined below, this is a crucial aspect to successfully gaining the LEED certification.

 

HISTORY & EXPERIENCE

Shaker Lakes Nature Center – A few years ago, our project team, along with the owner and architect, attempted to guide this project through a potential LEED certification for new construction.  Whereas we learned a lot, the end result at the time did not allow us to proceed to that point.  However, the learning experience was amazing, and we will be participating soon in the process to retroactively have this building become LEED certified for existing buildings (LEED - EB).

Lakewood Public Library – Our organization was hired as construction manager for this iconic and significant historic renovation and new construction of the Lakewood Public Library.  All project team members expressed a desire to consider LEED certification for the project.  Our teams went through extensive review scorecards and, again, our organization learned a dramatic amount with regards to the process and steps to follow along with steps not to follow in order to move toward a successful certification.  Ultimately, the client chose not to pursue the certification process.  Nevertheless, the continued learning experience was invaluable for our organization.
