First and foremost, with over 50 years in the construction industry, Panzica Construction Company is a seasoned construction manager providing pre-construction cost control services while working with the architect during the pre-construction and construction phases. 

Our construction management approach treats the planning, design and construction phases of a project as integrated tasks, as opposed to separate and linear functions.  Members of the project team work together from the commencement of design through completion of the project, always keeping the best interest of the client in mind.

There is a comfort factor in knowing that you have strong, qualified professionals in each of their own area of expertise allowing for a strong check and balance system between all team members.  Our idea of the team concept allows everyone to flourish in their roles without impeding independent thinking.  One of our most important functions as a construction manager is to offer critical analysis as it relates to the design, economics and constructability being proposed by the architect while always keeping in mind the initial budget and the ultimate goal of providing the best possible facility.

 Preconstruction Services:

  1. Make sure project time line mandated by owner is maintained.
  2. Monitor and maintain adherence to initially agreed upon budget without sacrificing quality.
  3. Analyze and evaluate strategies, organizations and methods in order to allow owner to make most informed decisions possible.
  4. Solicit interest and pre-qualify appropriate subcontractors and vendors in all categories of work.
  5. Prepare thorough up-front sections of the specifications book.
  6. Conduct pre-bid meetings, set bid dates and issue addenda as needed.
  7. Guarantee that at least three to five competitive bids will be solicited in all categories of work.
  8. Share all proposals in an open-book format to guarantee trust among all parties.
  9. Perform review and analysis of all proposals.

Construction Phase Services: 

  1. Award and hold all subcontractor contracts (CM-at-Risk).
  2. Provide proactive representation on site and all job-related meetings .
  3. Monitor and supervise all aspects of the work.
  4. Receive, review and approve monthly subcontractor draws and prepare master pay application.
  5. Prepare monthly executive summary and updated project budget.
  6. Monitor and mandate continued adherence to project time line via monthly schedule updates.
  7. Make sure all parties are able to participate in all communications.
  8. Prepare, issue and complete punch list work.
  9. Provide requisite start-up (commissioning) work for all system.
  10. Prepare and deliver required warranties and closeout operation and maintenance manuals.
  11. Facilitate items requiring follow-up during warranty phase and thereafter.
