    During the construction management process, Panzica is involved with the owner, architect and consultants from conceptual design through construction and until the facility is operational and occupied. We employ a wealth of seasoned construction professionals who provide control of costs, schedules, quality and execution of the work throughout the project. Our knowledge of local building codes, life/safety requirements, permitting, and other local conditions provide the expertise needed to direct a project to a successful conclusion.

    Over 90% of our construction management services are conducted on an "at risk" basis, with Panzica holding all subcontracts and guaranteeing the cost/schedule. Working with our clients and consultants in this team fashion has been the strength of our company for many years.

    Design-Build

    In the design-build process Panzica Construction Company directly engages the architectural/design/engineering team and works in concert with them and our clients to provide a complete turnkey project from initial concept to final occupancy.

    Although Panzica Construction Company does not design nor provide engineering for these types of projects, our staff includes trained architects and engineers who provide leadership to direct our selected architectural/engineering team members.

    General Contracting

    As a general contractor, Panzica Construction Company would be pleased to participate in a project in one of the following ways:

    • Open-Book/Negotiated Lump Sum
      • Panzica will guarantee obtaining three to five qualified bids in all categories of work
      • All information and proposals will be shared with all parties on an open-book basis
      • Our fee will be negotiated
    • Lump Sum Competitive Bid

    Self Performed Concrete

    Panzica Concrete Company is very proud of a recent accomplishment for a 250,000 s.f. Distribution Center for the W. W. Grainger Company. For this project, we self-performed the placement of nearly 10,000 cubic yards of concrete. Per specification, there was a requirement to achieve a minimum floor flatness (FF) standard of FF 45. Panzica Construction Company achieved a final verified floor flatness measurement of FF 66, an achievement for which we are most proud.

    • Sustainable "Green" Construction

      A green building is one that is designed, constructed, operated and demolished/reused in a manner that conserves resources, reduces waste and creates health environments both inside and out. Green buildings may also contain special features, which decrease the negative environmental impacts of the structure and the site. The sustainable "green" construction process begins during the early design phase of a project and continues all the way through to the final completion incorporating as many "green" methodologies as possible.

    Eden Alternative, Wellspring, Pioneer Program

    We have made targeted efforts to follow the developing trends of many of the industries we serve. We are very familiar with programs such as Eden Alternative, Wellspring and the Pioneer Program that have become important to the senior living industry. We embrace these philosophies and are open to having active dialogs relative to these philosophies and guidelines as the team moves through the programming process for these types of projects.

    Historic Renovations

    Panzica Construction Company takes pride in the attention and care we bring to bear on each of our projects - especially in replicating the historic craftsmanship critical to restoration and renovation activities. Panzica has completed numerous projects of this kind ranging in size and scope, most notably is the recent renovation and restoration of Severance Hall, the home of The Cleveland Orchestra and said to be one of the most beautiful concert halls in the world.
